My name is Edward Walker and I am interested in Real Estate investing. Not exactly sure what side, but is leaning towards flipping houses. Would like to gather as much info as possible. Most books and courses that I have taken, when I try to impliment  just does not work. Looking for methods and strategies that works.

Trouble with a lot of books is that were published so long ago the housing market they describe no longer exists.

That said, what did you try which didn't work?

The fundamentals don't change much over time, the way to work with them does change as the housing market changes.

One of the biggest changes recently is financing: funding your deals. Banksters have never been too keen on investors (we're too much like them). These days, even traditional home buyers are bucking the knee-jerk reactions in banking in response to the crash and the issues which precipitated it. Used to be if you could fog a mirror you could get financed. Now, you almost have to adopt lenders and write them into your will.
