New member from Tampa Florida

Hi everyone - Already a big fan of the site! I am new to real estate as an investment. For now I plan to focus on buy and hold SFR or MFR in the Tampa Bay area. Plan to focus on Pinellas county as I am in Palm Harbor, but I am open to going to south Pasco and Hillsborough.

Have been spending my time reading through the UBG and listening to the podcasts and enjoying every minute of it.

I recently had a liquidity event so I have some capital, as well as a full time income, that I can use to finance purchases.  I would be open to partnering with someone local  who may need capital for their next deal.

@Tom B. hello, I'm from Palm harbor, and currently live in tarpon springs. I'm actually looking to find a partner to do a few flips to afford some buy and holds. 

I'm a contractor that deals mainly with investors so I know what needs to be done in the way of re habs.

Michael Scheuler, my husband and I are new investors living in Orlando and working on our first 2 flips.  One is in Orlando but the new one is in Baltimore Maryland.  Could you please PM me with your email address as Pinellas (St. Pete to Clearwater but mostly Indian Rocks Beach) is our favorite place in the US and we are looking for a duplex to rehab and hold for rental over there.  I don't know any contractors in that area so it would be great if we find a place to also Have a possible contractor.  Thanks!

@Colin Murphy are you a wholesaler or an agent ? I'm interested in properties in the area, I need like everyone else, a great deal I can make some money on with a few flips before I start holding properties. If you have any in mind, pm me and please let me know.

We purchase properties from wholesalers, auctions, FSBOs etc and then fix them up before selling on sell turnkey to rental investors. 

We also partner with other wholesalers, so if you have a good deal with enough meat on the bone and need a partner to help finance, refurb and resell, then keep us in mind.

If you're new to the area spend some time driving neighborhoods. The Tampa Bay market can change from street to street. 

Set up a google alert for Tampa Bay Real Estate Transactions, and you'll get a monthly list for what's being sold, where, and who's buying it. Look for cash transactions and properties purchased by LLCs. Those are usually investors, and if there's a lot of them buying in one area, that may be a reason to look in that area.

I prefer to deal with investors since the broker I work for mainly lists bank owned homes and short sales.
