Hello and welcome to BP!  I have never been east of the Mississippi River and not many 59 year olds from Texas can say that but I will tell you you found the right place.  Education is one of the main keys to learn and minimize your mistakes.  I have learned that mistakes and fear are pretty normal.  Just learn from your mistakes and try to turn fear into something positive.  Always do the numbers and try to look at the property or get a clause in the sales contract where you will not get fined why penalty if you back out.  Do not try to do everything yourself.  Find an experienced and local Team members who are trustworthy and return your calls promptly.  Always get insurance as soon as you close.  Do not cut corners on anything.  

I am 59 years old and I found BP about 7 months ago and I am still trying to decide what to do.  I went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  Since I was in Texas I could get a broker license at that point because I allready qualified to get it.  Regardless of what I had I felt more comfortable with the construction business.  My father has been in real estate for about 40 years and he has taught me a little bit.
