Hello Everyone,

Hello and welcome to BP!  It sounds like you have a great background that should help you succeed.  Anywhere in Texas should be a good place to be.  Do not count too much on the future.  Do not cut any corners to make something look better.  Take your time because of low inentory and being a seller's market.  But if you are ready to start just don't violate your goals and daily criteria.

One of the first things you should do is to find a good Team full of professionals that have experience at what you do and they must be local.  I have got a couple of friends that have moved down there from Dallas Texas but none of them are into real estate.  Remember to always do the math analysis on your prospects and try to look at them before you make an offer or at least have a clause in the sales contract that allows you some time (usually about 15 days) to inspect the property and possibly back out of the deal without aa penalty you can afford to lose.

Right after you close, get an insurance policy that will protect you if there is a loss.  As soon as you can comfortably do it, have the exterior door locks changed.  If the locks are still in good shape just install them at the next address.  I was born and raised in Dallas Texas. I still live in Dallas County.  I even went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  Since I was in Texas and planned on staying there, I found out that I was qualified to get a broker license in real estate so I took the test and got a license.

I kept that license active for about 30 years.  I never did that full time.  Regardless of what I had I felt more comfortable in the construction business.  I have been in the construction-related business since I was 17 including those college years.  I am 59 years old now and I found BP about a year ago and I am still trying to decide what to do.  My father has been in real estate buying and selling investment properties for about 40 years and he has taught me a little bit.  If you think that I could help you with anything please contact me through BP at any time while I medically recover.  Good luck to you!
