Just ran the calculation on a 16 unit grouping of fourplexes that are currently avail for purchase individually or bundled together in College Station, Texas. Dependent on your financing costs the numbers may fit into your criteria. Not quite as many as you are looking for, but may be worth a look. 100% occupied, all 2bed/1.5bath rented for $850 each.
