Howdy Gregory,

I am currently looking at properties available to do this for one of my roommates I lived with while at Texas A&M class of '03. He will not be an owner occupant but I would be happy to share with you what we come up with. I moved back to College Station 2 years ago. It has been great being back in Aggieland! I'm sure y'all will be just as happy with the move. Prices (sale & rentals) here have been adjusting downward with increases in student housing inventory. There is a lot of debate around town about this. It depends on who you talk to. You will most likely get both sides of the coin. Most of the new construction is weighted toward a luxury student product or a very large amount of beds in a tower with lots of amenities. I believe this added supply will put pressure on rental prices for 4-plexes and apartments. However, as students get to their 2nd, 3rd, and 4th years many want to rent a house with a yard. They want things like dogs, friends over to bbq, play cornhole, and the like. I believe the SFR rental market in BCS will stay strong even as these new doors come online. @David Lehane I just ran the numbers on a bundled group of 16 fourplexes for two others, here on BiggerPockets, that are looking for something similar and depending on your financing numbers it may be worth you looking into. 

Each unit is 2bed/1.5 bath units rented for $850, 100% occupied, in College Station, Texas. Home to Texas A&M University. Please pm me if you would like more info.

Just ran the calculation on a 16 unit grouping of fourplexes that are currently avail for purchase individually or bundled together in College Station, Texas. Dependent on your financing costs the numbers may fit into your criteria. Not quite as many as you are looking for, but may be worth a look. 100% occupied, all 2bed/1.5bath rented for $850 each. Please pm me if you would like more info.

@Lawrence Moore My partner and I just had the same thought process when we went and looked at a few 4/4 and 3/3 condos for sale last week. The cash flow on a few looked pretty good, but after doing a little due dilegence we noticed a few had not appreciated that well over the last 5 years. Add the fact that a lot of massive apartment complexes will be coming online in the very near future we believe it will stagnate the condo rental rates as well as hold down appreciation with the abundant supply.

Therefore, we have moved to only looking at single family homes, duplexes, and fourplexes in the College Station corridor. Having grown up in Bryan/College Station, and attended Texas A&M, I recall that my roommates and I wanted to move out of the dorm and into a house. We did rent a furnished apartment for a year before we found a house after the dorm life, but we loved living in a house and would not have returned back to an apartment. Thats our current reasoning for steering away from condos, here in the short term, and focusing on SFH.
