Hey gang! My name is Kevin and I have recently returned to Minnesota after teaching English in South Korea for 2 years. I am also nearly finished with completing course III of my MN real estate licensure coursework (wish me luck for the exam)! Since making the career switch to real estate salesperson I have been looking for a duplex/multiplex to purchase and live in. The only catch is, with a commission based job, and no income reported on a standard 1040 return for 2 years, it is very difficult to attain conventional financing. I am currently in search of land contracts in my area, but was wondering if anyone has had an issue with this situation in the past? If so, what solutions helped you get out of this jam, and if this hasn't happened to you, what do you think would be the best action for attaining a multiplex homeownership?

Kevin - congrats on the switch! I will PM you a contact who could help you out in this arena. My bank struggles financing these kinds of situations, but I know he's found ways to do it in the past. On top of this... he's an investor himself and uses the same multi-family live in approach you do.
