House Hack Palm Beach County

Hey all-

Saw a very similar post to this the other day but I wanted to put my name in the hat. 

Here are the basics:

I'm looking for a nice house hack that isn't in a spotty neighborhood. Problem: Every 3 or 4 unit property that I've found on the MLS (east of 95 from Lakeworth to Fort Lauderdale) in the last several months has seemed like a huge stretch and the NOI only makes sense if you're running the place as a sober living.

If you have any tips, I'm pretty motivated.

Hey George! I am in the same position as you. I am looking for a multi-family with the purpose of house hacking.

I've noticed that properties in the MLS get under contract really fast. In addition, from a house hack perspective, when I run my numbers, doesn't make sense to buy it because I will end up paying the same as renting.

Also... looking for an aggressive real estate agent willing to put offers to negotiate. I've noticed also that some agents are not willing to put offers that are "too low". I was listening to podcast #17 (if Im not wrong) and the person said something that make me think. He said that if you are not putting offers that makes you ashamed, your offer is too high. If you are happy with your offer, your offer is too high.
