Hi BP Community,

I am a real estate newbie, and like most novices, I have been researching and educating myself, but have yet to take action. I feel a bit paralyzed but am determined to make something happen. I am reaching out to you all for advice and recommendations on where to begin. There is a lot of information on how to get started in real estate, but I am looking for specific connections in my local area.

I am 30 years old and work as a project manager for a residential design-build company in Portland, OR. I grew up in Portland and know it is a tough market for rental real estate investing. I am open to exploring the surrounding areas and am hoping for any suggestions. I have around 30 K set aside for investing and am planning to use a FHA 203 (k) Rehab Loan. I plan to begin with the BRRRR strategy, but look to diversify my investment methods as I become more real estate savvy.

@Jody Schnurrenberger Thanks for the advice. I have messed around with the BRRRR calculator a bit, and it does seem very helpful. Also, I have looked at both of J. Scott's books and they do seem like a good place to begin.

@Derrick Aragon Thanks for your honesty; I wasn't quite sure how to phrase or direct my first forum post. I am looking to do the BRRRR strategy, and the help I am looking for is three-fold:

1. Recommendations for feasible areas surrounding Portland where newer investors might be successful with the BRRRR strategy.

2. Recommendations for real estate agents/lenders in the area that have experience with FHA 203k loans.

3. To begin networking in Portland, and connect with people on BP that might be willing share their knowledge in exchange for some type of help with their real estate business.

Please let me know if you have further advice, or can point me in the direction of anyone else on BP that might be able to provide some direction.
