Simi Valley California looking for research information.

I started learning about real estate investment at the beginning of 2017. When I attended my first real estate group. I was just there to get information on how to buy a home more effectively. Since then I have jumped on to the real estate investment idea. So I started volunteering at Habitat for Humanity to help build homes on my time off. As well as signed up for some real estate courses to get my real estate license to lay down the foundation for real estate investing. I have found volunteering and studying for my real estate license to be very beneficial.

Currently looking for websites to help me research and narrow down my real estate investment areas.

How do some of you go about researching new locations for out of estate?

What information do you fill is most important to you?

What unique information do you look for?

Thank you in advance for replying and your time
Justin

@Justin D. Certain parts of Oregon it is possible to find a SFH for under 150K. The Oregon Coast is definitely an interesting spot in terms of rental income. There are very few long term rentals available so vacancy will not be an issue. Most people on the Oregon Coast in populated and touristy areas typically choose to do VRBO or Aribnb to hopefully get more income but long term leases are also a good play on the coast. There are also areas in the outskirts of the Portland Metro area that would be great investments in terms of appreciation and cashflow.
