Excited newcomer looking to get started in Louisville, KY

Hello all, new to the site and I am loving what I am seeing so far. I'm a home remodeler who is looking to make a future for myself and take control of my financial future through real estate. This site is an absolute wealth of knowledge and I am learning more every day.

I am 30 yrs old and very excited to buy my first investment property with a partner. We are VERY well versed in home remodels but not as well experienced in the behind the scenes part of financing investment homes. 

We do not have huge starting capital but I have great credit, a house with some equity and a little money in the bank so I am ready for my first deal (or at least I will be ready after a few hundred more hours reading here!), and definitely ready to take control of my retirement and working life.
