I originally started real estate investing 15 years ago with a linear approach. I’m looking to move to the exponential side to grow my portfolio for the next 10 years. My existing properties are in the Northeast region so I’m looking to branch out in areas with a lower purchase price and excellent cash on cash return. My main goal is cash flow and finding a great management company. Appreciation is always great but not my objective. Any help and/or recommendations will be appreciated!

@Robert Perry I would recommend working with a local realtor to take down turnkey properties. There are not a lot of turnkey companies in Columbus.

Thank you for the information. Could you recommend some reputable property management companies and real estate agents for Columbus? Also, what area of Columbus has the highest cash in cash on rents?

Define "cashflow". Are you just going to ignore maintenance & capex? Legal? Landscaping? Utilities?

Positive “Cash flow”...i.e NET of all expenses

You might want to look at Toledo as well. Toledo is good for high cash flow relative to the purchase price. Net returm in Toledo can be from 15%--20%.

Laplante Real Estate manages a large group of holdings in the Toledo area. They are positioning themselves for expansion as the premiere management company in the region. I'm proud to be part of this team!

The lower the rents the worse your real cash flow will be. Ever wonder why class C and D properties are bought and sold so much? It's because every new investor seemingly has to learn this lesson the hard way.
