Hi guys,

Out of curiosity, I am wondering how much money out of pocket did you put down on your first investment property? I know this number will vary depending on many factors.

About $8,000

@Karina Silvestre I split a down payment of 10% on a 2 bed condo on my first house hack after college -  was all the cash I had in the bank.  But it forced me to save buy at least building some equity.  Now I am able to offer cash for most of them which is helpful but by no means the only way to succeed.

I would recommend putting as little down as possible if you plan on doing additional deals in the next 6-12 months so you have free capital.  Cash is still king.

About $6k for one and $7500 for the 2nd, both owner occupied 3-units.
