Investing in real estate is a lot like playing with a loaded gun. If you start messing around without knowing what you're doing it can be fatal. Jumping in and buying a property or trying to do a fix and flip without knowing what you're doing can be VERY expensive.
Being paralyzed analyzing deals is one thing. Its impossible to control every aspect of a deal. Or anything in life. Luck is a factor in everything you do (ref: "The Black Swan" by Nassim Nicholas Taleb). But preparation and learning is also important. There's a lot of ground between analysis paralysis and jumping in blind.
There have always been deals and will always be deals.
