Keep an OOS agent incentivized

Good morning BP! I am currently working with an OOS agent to purchase an OOS investment property. We have been working together for about 2ish months but so far we haven't found a property that works for a number of reasons, fall under contract too quickly, numbers don't work, out bid... This is a new working relationship and he has looked at a number of properties for me and is doing a great job. How do I keep him incentivized to keep working with me in this period before the first property purchase? ~Ken
