Massachusetts Land Lords - Trust or LLC

I know this question has been asked a million times but I'm looking to be a little more state specific.  

I've noticed most multi family properties in my area (bridgewater, west bridgewater, easton..) are owed by a trust. I always thought LLC was the way to go, why are most MA properties that I've seen in a trust? And why would someone put it in a trust instead of an LLC? Or maybe the trust is part of an LLC? Thanks for your help!

The trust masks the beneficial interest (owners), and if they are smart, the owners are LLCs.  Best of both worlds.
