Flips in Essex, Union and Morris county

Hi All,

I am a relative newbie at real estate but have some experience with contractors and estimates for flips. I have been trying to look for deals in Morris, Essex and Union counties for the past couple of months through regular sources zillow, trulia, MLS listings (sent by a broker). I have tried hubzu too. In all cases, I have not managed to secure a deal as the the house gets into bidding wars and the numbers don't leave much buffer to play with. I am looking at working with wholesalers however am not sure where to begin. Is there a good source of wholesalers in NJ or websites which are helpful. Eventual goal is to flip but the hardest part that I am trying to solve is to build the network to get good inventory of potential flips.Thoughts?

I agree with Patrice. From what I'm seeing I don't really see Rehabbers marketing for their own deals on the distressed Marketplace. Maybe the MLS but when it comes to foreclosures, probates, vacant houses Etc I really don't see rehabbers operating in that space. All of them that I know get all of their deals from wholesalers or from broker exclusives. So working with wholesalers is key. Getting them to trust you and that you will close is very important. Have you done any rehabs before or are you looking for your first deal?
