Pulte @ Livington square vs Khov @ Cedar Grove Hilltop

Hi- Looking to buy and live in either of these 2 communities and hoping appreciation (total 10%) in next 5-7 years.

Prices vary due to multiple layouts and one being Townhomes vs other stacked TH.

Has anyone experienced dealing with either of the builders ? Construction Quality feedback ? Incentives ?

Expecting appreciation on new or newer build townhomes in this area of NJ is extremely unwise. Most new developments will depreciate in the short-term and only come back to value later. The newness of the builds attracts people to overpay, but since it's a development the growth is static and as more units come back on the market, there is no way to go up in some of them. Only the highest end of townhome development have the potential to appreciate. They do not scale at the same rate single-family homes in Livingston and Cedar Grove would.
