West Milford, NJ Market

Does anyone invest in buy and holds in the West Milford area (also including Hewitt, Ringwood, Butler, Kinnelon etc)? If so, what are your general opinions about the market or any personal experiences? Are you having any issues with vacancies or moving properties if need be?

@Shain Ismailovski west milford isnt typically the best market for buy and hold investing properties tend to sit for longer than 45 days and rents are relatively low (you can rent whole houses for $2,000) in addition there are less than 20 properties currently for rent in the entire town. When purchasing a property in West Milford (if you havent already) be careful of flood zones and septic the town is FULL of both>

@Vaughn Smith Those were my thoughts and hesitations exactly. A shame too because on paper a lot of the numbers make sense initially.

@Shain Ismailovski yeah the area is more ideal for people who want to buy a big house on a budget, I wouldn't reccomend it for flips though as properties there often don't sell very fast you'll end up eating holding costs.
