Finding local wholesalers

Hey guys. I am looking for ways of finding and networking with local wholesalers in my area (Greenville, Spartanburg). In search of my first flipping project, I have been beaten to the punch on 3 occasions now mainly because I believe other investors are finding out about these 'deals' prior to it getting to me or my agent through local wholesalers. I am wondering how I can find a local and trustworthy wholesaler in my area to begin connecting directly with about potential properties for flipping.

What are some ways some of you are working with wholesalers. Has it been beneficial? What are some things to look out for? Thanks for the help!

Hi @Sean Eads ! A lot of investors and wholesalers get their leads from the SOURCE. Most of which are probate leads. I collect probate leads for counties in South Carolina. These are leads I pull myself in person at the courthouse for each county. Unlike leads you can order online from a generic website, I can guarantee that the leads I pull are fresh (60 days or less), off market, and I use a ranking system to determine which sellers are most motivated based off of factors such as the executor of the property living in a different state and the amount of siblings the house has been inherited by. These are facts found in the records that are not included in other probate ordering systems.
