You need to advise them that you will not be renewing their lease on 8/1 and they need to leave. It could be a simple as that.

You need to have and utilize a defined screening process. Do not accept anything but what is listed in your process. If you deviate then you will have problems arising on a number of fronts that can include complaints about your process, getting bad information, allowing someone who should not be in your property and then having to evict them later.

If you wanto to flip a wholesalable property it's best to talk to other investors. There are a couple ways to connect. You could also try to locate other local investors using BP for your area or join local REIA meeting. Both options should get you moving forward.

If you are looking for free ways to search I recomend county property records. Some counties they have the owners information easilly available. Some they are not and you'll need to drill into the records to locate the owners name and address. In my area they are found in the tax statements (usually a pdf file)

You could set up an LLC that you both own and see what happens during that experience. Much easier than fully merging your separate companies too soon.
