@Jim Cummings I just signed a document Monday from Cully that allowed for foundation repairs to be conducted by buyer on sellers vacant house with payment held in escrow till closing.  In signing and opening of escrow I waived ability to file mechanics lien.

Are you looking for something like that?

Title companies have them (just call your favorite title company) . 

You need both a lien waiver and an all bills paid affidavit if you really want to CYA

 You still have the risk of 3rd party vendors you never met filing liens, thats why the all bills paid affidavit too

Lien waivers are great when you provided all the materials and you need to get some jerk off your job.

Thanks to both for your input. Looking for form for Contractor to Sign after completion of job stating there are no outstanding Sub-Contractors or Materials Providers that have not been paid.

I'll check wit Title Company.

I created my own and then had my attorney approve it, you could do the same
