Lease option with delayed payment

A local contractor has almost completed a rehab in a desirable neighborhood and wants 100k for it. It may need 20k in rehab. It has an ADA bathroom. I have a disabled vet who is pre approved for a 130k va loan. The house needs work to appraise for that much. I’m thinking lease option with no rent, just making necessary up grades for appraisal, and then assign the contract to the veteran. It seems like the easiest safest and least money out of pocket.

Has anyone done this?
