@Greg H. It's not expert way. But there is only 1 guy who offers flat fee listing here. I called all the national guys who said they can list anywhere in the U.S. and they couldn't list here. I think the local board of realtors keeps pretty stringent regulations.

Im trying to use a flat fee listing service, but in Kerrville there is only one who can list to kbor MLS. He is saying TREC has new rules that don't allow buyers agents to communicate with sellers🤨. I've looked up TREC's new rules and don't see anything. I suspect he is trying to squeeze more juice. Has anyone heard about this new rule in Texas?

What are some good flat fee MLS listing companies? I see there are some expensive ones and ones as low as 79.99. I have great pictures and do want to deal with the inquiries my self, but I also want to market my first property well.

I’m scheduled to close a deal soon and the government shut down may hold it in its tracks. The buyers qualified for a USDA loan, but that is a non-essential part of the government. Anybody looking to close a USDA funded deal might want to consider alternative financing.

A local contractor has almost completed a rehab in a desirable neighborhood and wants 100k for it. It may need 20k in rehab. It has an ADA bathroom. I have a disabled vet who is pre approved for a 130k va loan. The house needs work to appraise for that much. I’m thinking lease option with no rent, just making necessary up grades for appraisal, and then assign the contract to the veteran. It seems like the easiest safest and least money out of pocket.

Has anyone done this?

Hold it for over 10 years and don’t pay cap gains on the sale. IRS is coming out with the required forms to do this soon. Money may also be easier to get if there is a QOZ fund involved.

Thanks guys. My point was not to take advantage of anyone, but to potentially get a price reduction because of the added liability of having my name and property information published for any slip and fallers to see. @Dennis M.

I won a bid to buy a property from the local school district and have funds in place, but I placed the bid in my name and want to assign the contract to my LLC. The attorney for the school district gave the ok but I need an assignment document that will work in Texas. I don't have the money to pay a lawyer to draw something up right now.

I’m especially concerned about protecting this asset as the local newspaper published my name address and purchase amount so now anyone who is looking to slip and fall knows where to go. 

Does anyone have suggestions on assignment contracts that are free/ cheep and will work in Texas?

If you want to guarantee funds you can find a lender who you can work with for short term bridge loans. But the best bet is to do your due diligence and find an amazing deal. If the deal is great someone will want it, and you can assign it to them.

My llc placed a bid on a property owned by the local school district. My name was published on the front page of the newspaper along with the bid amount. First it is factually untrue that Kalen Mills placed a bid, but I would not want  any info advertised about assets I own and the price I paid. How can I leverage this to get concessions or negotiate terms to my benefit? This is factually inaccurate and a liability for me.
