I am looking to build my business marketing campaign. How do I find marketing lists? Id like to find a few different kinds of lists to stack, and cross reference. Foreclosure, Divorce, code violation, prison, etc. There is just so much info to sift through. Where can I get reliable data?

Hey guys, so I under stand the basics of subject to deals, but I don’t think I can effectively communicate the benefits of a sub 2 to a potential seller(I happen to know they are behind on taxes and the city will soon forclose), or navigating the objections a seller may have. I’d like to offer to help this person with a few options on how we can do a deal. Can anyone give me some good “pitch” advice, or some alternative strategies to help this person? I love BP! I already know I’m going to get some great info🙏

@Carl Fischer Right now I don’t have many assets to protect. I don’t drink/text and drive. I’m willing to pay for great insurance, But I don’t know how to structure things. I also don’t want to pay an attorney $1200 to consult me on a business set up. I’m apprehensive about doing it my self the first time too. How have others structured their businesses. Or what mistakes have others made.

I went to a REI seminar recently and heard some new info on how to set up LLC, S-CORP & TRUSTS. The guru was saying to have your llc under an s-Corp for multiple reasons.

1. It provides layers of liability protection.

2. It allows you to pay less taxes as a W-2 employee for your company.

He also said both of these entities can be in a trust????

It seemed to make some sense to me as he explained it, but I am now wanting to set up an llc, and if he was right I will have a small window of opportunity to put llc under s-Corp.

How do I structure my business to have inside and outside liability protection and also pay as little taxes as I can legally get away with?

Also I guess it depends on the class of property too. If you have a studio that you can rent for $600 you’re probably better off than an 8 bedroom 4 bath. If everyone is downsizing you’d want to have affordable housing.

The economy is doing awesome right now. But if the dollar tanks I’d think with fixed interest you’d be ok as long as the tenant is still bringing in the same amount. I’m sure there’s other factors I’m not seeing but RE is still the safest bet right up until the zombies start eating people. Who said buy when there’s blood in the streets? I like @Omar Khan ‘s attitude.
