Most effective way to sell a lot

Looking for some insight on any alternative strategies that could help me sell a lot as soon as possible. The lot is a great piece of land, with smazing views, in a beautiful community located 30 minutes from Vail/Beaver Creek resorts in central Colorado. It is priced effectively, but due to the ammount of competition and absorption rates I have not been able to secure a buyer. I've had it listed for almost 2 years through a broker, but no interest. Any ideas would be greatly appreciated. Thanks!

"Priced effectively" and "listed for almost 2 years" don't belong in the same sentence together. So, it sounds like your price may be too high. Consider dropping it to renew interest. Maybe consider reaching out to developers and neighbors to see if they are interested.

Good luck and hopefully you get it sold. Land can be annoying to work with.
