  • What neighborhoods in Detroit are you currently buying in for flips/rentals? I’m seeing lots of activity in 48235 — curious what other investors are seeing

@Zarresha Carr why do investors keep trying to invest in the City of Detroit using zip codes?

Zip codes work in the Metro Detroit suburbs ONLY!

Much of Detroit is block-by-block and zip codes cover too large of an area.

We use City Neighborhoods of which there are 187 to 195 - depending on the source.

We've analyzed & rated 183 Neighborhoods, which we have color-coded on our website.

Since a zip code will encompass SEVERAL Neighborhoods, using the Neighborhood approach focuses on smaller sections of the city, which leads to a higher probability of success!

NOTE: even though the Neighborhood approach is better than the zip code approach, many Neighborhoods still require a block-by-block analysis for successful investing.
