How to approach investor to be apart of their project?

I'm wondering what is the best and most professional way in approach another investor to try and convince them to let me be apart of their deal/project?

I know of a developer in my area that just (in the middle of) purchased a large track of land to develop. I know most developers would pass on this piece of property because it has a lot of up front risks but if you can get past those the rewards will be worth it. I don't have a large chunk of cash (I dont have some though) that I could use as a bargaining chip or decades of experience either. How do I initiate a conversation about buying into their project without getting laughed away and taken seriously? Obviously if they straight up don't want any other partners, no matter how much money I have, then I'm SOL. I don't want to come off as begging or this little fish that no one wants to notice either.
