Triplex zoning (Atlanta,GA)

My partner and I are looking at multi-family properties. We are interested in several triplexes. This would be our first purchase of this type of property so we are new to how zoning affects them.

The triplexes we are finding so far are zoned either, Residential 2 family or as Single Family homes. We are wanting put an offer on one specifically that is listed as a SFH built in 1920 3 meters outside. The owner has been renting it as a SFH but we want to turn it back to a triplex. What are some ideas on navigating this zoning complication or would this be a safe purchase as is? We want to use this as a Triplex and it is zoned R5 that allows for a duplex.

To add another complication our lender said that it will appraise as a triplex and we wouldn't get financing because the tax record doesn't reflex that....anyway..... Thank you all for your help!!
