Atlanta, GA B+ or Better Neighborhood/Property

Hi, I'm out of state but interested in purchasing a long term rental property in Atl that's B+ or better in a neighborhood/property that has all the trappings to attract a stable tenant. This would be a longer term buy and hold rental (duplex/single family). I'm curious about stretch between Oakland, Cabbagetown, Sweet Auburn primarily but could go as far south as Grant Park. Would appreciate any intel on what these areas are like. Thanks so much BP!

Hi I am a local realtor and investor in GA! I am a Georgia native and have watched the real estate change over the last few years. Much of the city is growing and becoming a hot spot for all types of individuals. Cabbage town would be a nice investment for cash flow. Seeing as it is so close to much of Atlantas daily attractions, it has become a new interest for manny. The area is most likely to continue to grow and populate with affordable renters. Sweet auburn is also a nice area to possibly consider for investment cash flows as well. The area is not as gentrified but I believe that it will become that in the upcoming years as Atlanta popularity continues to grow. Oakland would be my last option for investment out of the three options.
