Hi, I'm out of state but interested in purchasing a long term rental property in Atl that's B+ or better in a neighborhood/property that has all the trappings to attract a stable tenant. This would be a longer term buy and hold rental (duplex/single family). I'm curious about stretch between Oakland, Cabbagetown, Sweet Auburn primarily but could go as far south as Grant Park. Would appreciate any intel on what these areas are like. Thanks so much BP!
Are there any B+ areas w/in the spots listed above?
My initial response would be do you want Appreciation or Cash Flow - and I would think for Appreciation you could find that in Cabbagetown which I would think you could find B+ properties, but Cash Flow is a taller order for a B+ property.
Marc, do you agree/disagree?
Hi I am a local realtor and investor in GA! I am a Georgia native and have watched the real estate change over the last few years. Much of the city is growing and becoming a hot spot for all types of individuals. Cabbage town would be a nice investment for cash flow. Seeing as it is so close to much of Atlantas daily attractions, it has become a new interest for manny. The area is most likely to continue to grow and populate with affordable renters. Sweet auburn is also a nice area to possibly consider for investment cash flows as well. The area is not as gentrified but I believe that it will become that in the upcoming years as Atlanta popularity continues to grow. Oakland would be my last option for investment out of the three options.
Feel free to contact me for anymore questions and you set along your investment journey! congrats!
Look outside 285 you'll have more options.
Thanks @Holly Barrett! You're right there's definitely an inverse correlation with class and cash flow. I don't need to rely on the cash flow for my livelihood but want the investment to pay the mortgage and contribute to maintenance/capex. I'm still assessing what's reasonable cash flow. @Destiny Rich thanks for the neighborhood toplines and rankings are there any other neighbors, I should take a closer look at? I had started diligence on Druid Hills. @Jingru Sui I'm not as familiar with the areas outside of I-285, any in particular that warrant a closer look? Thanks in advance all!
