Thanks @Holly Barrett! You're right there's definitely an inverse correlation with class and cash flow. I don't need to rely on the cash flow for my livelihood but want the investment to pay the mortgage and contribute to maintenance/capex. I'm still assessing what's reasonable cash flow. @Destiny Rich thanks for the neighborhood toplines and rankings are there any other neighbors, I should take a closer look at? I had started diligence on Druid Hills. @Jingru Sui I'm not as familiar with the areas outside of I-285, any in particular that warrant a closer look? Thanks in advance all!

I appreciate the thoughtful response @Shera Gregory! Understood, I'll continue to run my numbers and do additional diligence on other areas that @Linda S highlighted (thanks Linda)! If there are areas that are better for cash flow that I should consider I'm all ears.

Hi, I'm out of state but interested in purchasing a long term rental property in Atl that's B+ or better in a neighborhood/property that has all the trappings to attract a stable tenant. This would be a longer term buy and hold rental (duplex/single family). I'm curious about stretch between Oakland, Cabbagetown, Sweet Auburn primarily but could go as far south as Grant Park. Would appreciate any intel on what these areas are like. Thanks so much BP!

Iam searching for a property manager to help  manage a two unit rental property we have in San Juan, Trinidad. The property has two tenants who are setup on direct deposit. Since I'm not in the island anymore, I need someone to interface with the tenants and address their maintenance needs only. 

This may be a long shot but anyone have an idea on if this arrangement exists in the Caribbean and standard pricing structure? Do I need a PM or just a removable maintenance person?
