Tenant Screening Process

Whether it be a long term buy/hold or a short term rental, the tenant can impact that property often more than we initially think. It can create countless headaches down the road for not only the owner but the property manager as well. It can also lead to a smooth leasing process with the tenant consistently paying on time and referring your business to others.  Maybe you are a first time investor with a short term rental or even someone with 100+ PM units in A, B, & C class neighborhoods, there is NO right answer. 

Questions: 

-What has worked for you within the Tenant Screening Process or what has came back to haunt you with your screening checklist? 

-Do you call previous landlords/other references? 

I think there are factors that may influence your answer like what type of property/class, the owner's goals for the property, etc. but feel free to drop your insight in the comments.
