All Real estate investors in the state of California. Need some advice
Hope you are all doing well today, I recently cold called a home and they are willing to sell but he said there are issues with the title. His uncle sold the home to his father and he inherited 3/4 of the home once his father passed away and he said its been a hassle with the title, he mentioned probate it is a unique situation for me so any advice or information would be major for me. Thank you all.
@Joseph Arellano I love these kinds of deals, until you said Probate. The first thing I would do is contact a title company and pull title. If you don't know a title rep, you can check with a real estate agent who can help you. Once you have the chain of title you need to see how that flowed. How did the Uncle sell the home to the father. How did the father hold title. (If just in his name? Probate.) How does he only own 3/4 of the home? How is it currently titled? Find out these details and I can answer more questions.
