Features, finishes, and floor plans. And all of them being F-words are very fitting in this context.

Firstly, high-end properties have higher-end finishes, which means that they require more attention and care. Additionally, these homes usually have more features that need to be addressed during the flipping process.

Next, luxury properties typically have more landscaping features, such as retaining walls and planter beds. These features add to the rehab costs and are not typically present in more affordable homes that keep the rehab costs lower. 

And finally, the thing that makes luxury homes really hard to flip is floor plans. The most common is that they tend to have compartmentalized layouts with many separate rooms, which can make the home feel smaller and less open. This was a popular design style in the past, but modern luxury homes tend to favor open floor plans that allow for more natural light and a better flow between rooms. Older luxury homes often have floor plans that are not well-suited to modern lifestyles, making them less appealing to potential buyers and harder to flip.
