New Build Estimate

HI, good afternoon, everyone.

I'm working on my first deal and running numbers. So, I have some questions. When there's a house where you can see the outside from inside, do you tear down the whole thing and build new construction? If so, how do you calculate the repairs? I'm doing $75 per sg ft and multiply that by 15% for some safe zone. Is that correct or am I doing this wrong?
