HI, good afternoon, everyone.

I'm working on my first deal and running numbers. So, I have some questions. When there's a house where you can see the outside from inside, do you tear down the whole thing and build new construction? If so, how do you calculate the repairs? I'm doing $75 per sg ft and multiply that by 15% for some safe zone. Is that correct or am I doing this wrong?

If you want the deal yourself and you're new you will need to borrow money and you will have to prove YOU are worth the risk. The property is just their collateral and Hard Money Lenders do their own due dil and it's VERY expensive!

Then there's the other guidance: 

Find cash buyers first! Do not just add buyer names to a list and blast them with 'deals'.

Rather, find a handful of quality cash buyers, qualify them, and bring deals specific to their buying criteria. Build a relationship and get a proper POF from it.

Old vs new: Cold call v SEO, Mailers v SEO, DFD v SEO.

There's a house down the street from me that's overgrown, moss covered that's been vacant for 5 years. The owner is in no way motivated to sell... a trust pays the expenses.

 Good afternoon Taylor, I understand what you're saying. Makes me realize that I need more practice analyzing my deals since I don't feel confident enough to present them in front of investors. 

About propstream, what is HML? I do know of propstream and will join this if not next month.
 


HML is a hard money lender. The confidence of your ARV helps a lot with presenting the deal and is a good reason to have a local realtor handy!

Do a search for PM's in your area. Then I would begin by pulling up their website if they have one. 

I see you're in Bryan, TX. I did a search for property managers in your area and saw a few such as Twin City Properties Management Inc. They don't have anyone listed on their website other than a general contact #. Call them and tell them you want to speak to one of their portfolio managers about adding some properties to their portfolio. When they call you back, be ready to run numbers with them because they'll need this to take to their owners. Know why it's a good deal. Some may understand wholesaling, some may not so be ready to explain it. 

You need to get to the ones that deal with owners directly (or ones that know who to put you in contact with). With bigger companies that's generally not the first person you speak with. 

Going back to my google search for PMs in Bryan, it's the same with FH Management. General contact info so take a stab at that one too. At Home Properties shows promise though... https://www.athomepm.com/about. Here are your main people. Contact the owners.

Beal Properties has potential as well... https://www.bealbcs.com/about/. Here are your main contacts. 

Rinse and repeat my friend.
