estimate repair costs

I am a total newbie sitting on my first lead. I have int. and ext. pics from the property (vacant) and have built a relationship with the absentee owner but I need some help estimating the repair costs.

If anyone could see fit to help me out by having a look at the pics, here is a link:

    Do NOT buy this without a termite report, $90 bucks will tell you everything needing repairs on termite that your end buyer termite report will find. I also suggest you have an inspector come out and give you a punch list of the inspection items, most importantly, electrical systems, plumbing systems, roof, and HVAC.

    The kitchen and baths are a full gut, the obvious new flooring and paint in and out, landscaping, new electrical and plumbing fixtures, and then you have some major dry wrought (likely some termite issues too) and stucco repairs. Looks like you do have newer windows already so that will save that plus full stucco. Also appears to have stains on ceilings so I am assuming roof leaks - roof replacement.

    So new kitchen cabinets, countertops and appliances, new landscaping front and back, new bathrooms (2), new roof, paint interior, exterior, repair eaves and exterior wood facia damaged, minor stucco patches, new electrical and plumbing fixtures, new flooring (tile in kitchen and baths, carpet in bedrooms or wood vinyl), and minor misc.-  total should be around $35k to have a very nice remodel. $30k if the roof is OK.
