investing in a SFH - Portland Area under $230,000

My husband and I are working on getting our financing lined up to fund our flips (hard money lender - Silverado).  We have met with the lender and are working to finish paper work to get pre-approved.  We plan to use our money from my husband's 401K.  With 10% down right out the gate, it puts us in a super low price range.  $230,000 max in order to make any profit.  I'm concerned about the risk we are taking with using a hard money lender.   Any suggestions of other avenues of funding would be greatly appreciated!! Thank you so much!

@Randy Johnston, yes we did.  We went to a Rarebird meeting and met some great people too :).
