Looking to understand the trends and investment climate -Memphis

I'm looking understand Memphis area better, but would like to understand what the trends are right now and where the fix & flip and buy and hold outlook is.

High fix and flip is alive and well.  It is very hard to get these deals though as the elite contractors have built their name as the people to call when individuals want to sell their house in areas where massive rehab/upgrades can be done or that house can be razed to build a new one. I am sitting on a 1/2 acre lot in East Memphis and can't wait until my tenant moves out in 1 month!
