Passive OOS flip investor

Hello all,

I am in the process of raising capital, and the method i chose is to passively invest in flips OOS.

I talked to few individuals here on BP and they agreed to partner with me. I will bring cash to the table , they do all the ground work finding, rehabbing,selling..etc.  question:

1. Have you passively invested in flips without meeting a parnter? If yes, what are the cautions you took so that things don't go south?
