If I had “unlimited funds” I wouldn’t use my time flipping houses .
I’d be free to do other things that are more important to me than make money .

I run the same game plan - mostly starter homes in great neighborhoods that sell like popcorn. If the market turns they become rentals with less risk. Plus if I unlock that money quickly. I can turn the money to increase number of turns with the same dollar in one year.

High end homes have potential to hit a home run but I’ve seen flippers get crushed with long carries and an asset that start to depreciate as well - couldn’t agree more
