@Account Closed I am an advocate for multi-unit properties, for several of the reasons you mentioned. Losing a tenant doesn't take you from 100% to 0%, multiple tenants paying into the roof reserve etc.
But their are downsides: with Single family rentals, when the neighbor is causing an issue, it is a police call, in a multifamily it is call to you the landlord.
One bad tenant can effect the whole property in a multi-unit, where single family, a bad tenant effects that property.
