Michigan Roof Cost

I was getting insurance quotes and the company said I need to replace the roof. I've never replaced one and wondering if you can give me a ball-park figure. It's a 1000 sf ranch. Assume tear-off and no repairs needed.

Bryan H. I just had an 800 sq. ft. house done for $2,200. I think there was a total of 10 sq. to do that house, maybe 11 with slop factored in. You'll want to expect some plywood replacement. When I priced out Hansons and Mr. Roof they were at $4,500 to $6,000.

With a hip roof I would anticipate you could get it done for $3,000 - $3,400 all in.

Thanks Geof Greeneisen. I was thinking a little less than $3k, but didn't know for sure.

I know Hansons and Mr Roof would be expensive, they spend so much on marketing they have to get it back somehow.

Roof sizes are measured in "squares." A square is a 10x10 section, or 100 square feet of roof. While it's tough to estimate from a picture (at least for me), I'm going to guess that roof is about 12-14 squares.

In Wisconsin, typical roof tear-off and replacement is $250-300 per square at retail pricing. Find a roofer who is accustomed to working with investors and you can get it closer to $200-220 per square.

Not sure if Michigan is the same as Wisconsin, but they're in close proximity, so perhaps...that would put you at about $2500-3500, give or take...

Note that at current prices, roof material is about $100-110 per square for materials alone up north.

I can't see this roof costing 3K. Call me if you want a contact. They just did mine and I'm happy with them. 22 squares, 3 layer tear off, all new osb & flashing with a 8x10 torch down for 6K

I got 2 quotes so far and I'm quite disappointed. First one was from a retail type home improvement place, promised me wholesale pricing. Came in at $4763 for 14 SQ. The 2nd one is from my property management go-to guy for repairs. He came in at $5300!

Clearly I'm not talking to the right people. @Joe Delia I spoke to your guy, but I'm nervous he won't come through. Anytime a contractor 'loses my number', good things don't happen. I am crossing my fingers I get a price from him soon.

Thats funny. Call the office and have them facilitate everything. 586-486-4370.

You have to micro manage them a bit but they give a great price and did my 20 sq full resheet job in one day for 6K. Oh and it was a 3 layer tear off.
