how's the area east side of Fort wayne?

Question

I wanna ask Locals about the are on east side of Fort Wayne. The property I'm interested is in between Downtown and New haven.

How's Economy and Crime rate? Is it a run down side of fort wayne ?

I notice that there is no Walmart supercenter on the east side.

It's a pretty decent area to own buy-and-hold in as long as you stay north of New Haven Avenue and Wayne Trace . That's just my opinion though because I'm not a fan of anything south of that due to crime and low income. You got Indiana Tech making rentals a demand for that area . Are your intentions to flip or Buy and Hold?
