Want to use this Tax Delinquent list I got from the county but the this thing is Crazy Massive. Any good ideas on how to filter it down a bit so I target the right areas I’m aiming for and types of properties.

    Replied

Filter by FMV and eliminate anything too high and too low.

Filter my Tax map ID and eliminate areas you wouldn't be interested in.

Filter by sold price and eliminate anything that sold for a lot.

Filter by sold date and eliminate anything sold recently.

Be careful of LE (Life Estate)

Mail to ones with multiple years delinquent first.

Skip trace mailers that come back undeliverable.
