New Case out on Tax Lien purchases in Georgia
In case anyone is buying tax liens in Georgia, a new case came out from the Georgia Supreme Court interpreting how you have to deal with any State of Georgia liens against the property in your quiet-title case. The case can be found at http://law.justia.com/cases/georgia/supreme-court/...
This changes your risk analysis a little bit, as an action against all the world is a lot slower, and a lot more costly than the conventional quiet title cases. The other problem is that you won't know for sure whether you're even facing this problem until you've done a complete title search on the property. No one is doing full searches prior to bidding at the auction, and, depending on how good of a deal you got (how much margin you have), the increased cost of complying with this ruling could turn a good deal into a money-loser.

@John Underwood I don't think a QC deed from the previous owner is going to help regarding a state lien. I thought the whole point of a quite title action was so that you could get title insurance.
