Would you buy notes over the actual property?

Reading up about real estate note investing and all the benefits it has over buying actual rentals. Does anyone have thoughts over which strategy is smarter? Also any favorite resources on how to get started?

One strategy is not smarter than the other. It depends on your situation. I love having and buying rental property but I work 50 hours a week and have a family so attempting to buy property and coordinate showings etc is nearly impossible. Plus I live outside Washington DC where properties tend not to cash flow but make up for it in appreciation.

I got into notes because I can do it from midnight to 2 am and rely on 3rd parties to deal with big issues.
