Closing Costs for Seller

I've bought a few properties but its my first time selling one.  What kind of closing costs can I expect as a seller?

If you have never sold a property, you might want to seriously consider hiring an agent.  Im in the top 1% of agents nation wide, and when I sell properties in states Im not licensed, I still hire an agent.
