Fairmount Neighborhood in Newark NJ

Hi BP friends, I recently got a potential deal in Fairmount area in Newark, NJ (S 12th st near S Orange Ave to be exact). Anyone has any idea of the area? Is it safe? I will definitely do my own due diligence but want to hear some advice from BP friends too.

Check out neighborhoodscout. They have these maps color coded with crime rates in each neighborhood. It's a pretty cool feature.
