Hey community, I was searching the forums and couldn't seem to find what I was looking for and maybe I am even in the wrong place but I'd thought I'd ask community directly.

I am a whole seller in NYC with foresight to rehab and hold in the coming months. I specifically look at Bronx and Brooklyn but I am open to all five boroughs. I wanted to know if there are any referrals that were wonderful to work with.

Mainly I want an attorney that can do a double close or dry double close but I figured if we consolidate all of the referrals into one post then it would be really beneficial to the BP community as well as bringing business to the guys who deserve it. WIN - WIN!

Referrals that attorneys, agents, contractors, loan brokers/loans, hard money, etc.

1. Attorneys that can see a transaction through quickly whether it fell through or it closed. Ability to do double close and assignment of contract. great price for value.

2. Agents that have an ability to see from an investors point of view. great to work with.

3. Contractors that can get the job done properly and on time. They know how to tailor the budget depending what you want (buy, fix, and sell or rental home).

4. loan broker/bank would be quick to work with. Flexibility to provide good terms. Quick loan output, relatively short seasoning period, flexible on credit reporting.

5. Hard money/ private money would have relatively short period to provide loan in the 1-3 week range. No credit check, mainly based on asset. Loan to ARV. very favorable points/interest rate balance.

As I start getting some more referrals and having some work done with more of them I will be providing their info(with their permission of course) to the community so we are all beneficiaries of the information and other's experiences. There isn't enough giving in the world so lets make this a place where it DOES happen. thank you!
